A septic system without a leach field is usually a system with a different kind of leach field rather than none at all. The water has to go somewhere, and the legal destinations are a small list: a mound, a sand filter, drip dispersal, an aerobic unit with a reduced field, a lagoon, or a sealed holding tank that gets pumped out. This page is what each one costs, what it needs from the site, and which ones your county is likely to permit.
Why a site fails a conventional field
- Perc too slow. Heavy clay that will not accept water at any reasonable area.
- Perc too fast. Coarse sand and gravel that moves water to groundwater before it is treated.
- High water table. No vertical separation between the trench bottom and seasonal groundwater.
- Shallow bedrock. Same problem, harder.
- Not enough room. Setbacks from wells, water and property lines eat the buildable area.
- Slope. Too steep to hold a level trench.

It is the cheapest thing to install and by far the most expensive to own. A family of four fills a 1,500 gallon holding tank in roughly two weeks, and every fill is a pump-out at $250 to $600. Many counties permit them only for seasonal cabins or as a temporary measure with a deadline attached.
Mound systems
A mound builds the drainfield above grade in imported sand, then doses it with a pump so the whole bed loads evenly. It is the standard answer to a high water table or shallow bedrock, because it manufactures the vertical separation the site does not have. You get a permanent raised area in the yard, a pump to maintain and a design that needs an engineer, which is most of why it costs what it does.
Sand filters
A sand filter treats the effluent to a much higher standard before it reaches the soil, which lets the county approve a far smaller absorption area. Recirculating designs pass water through the sand bed several times. They are common in the Northwest and in shoreline counties, and they need annual attention: the filter surface eventually mats and the pump and controls are ordinary mechanical items with ordinary failure rates.
Drip dispersal
Drip puts treated effluent through emitter tubing buried 6 to 12 inches down, over a wide area, in very small doses. Because it is shallow and flexible it works on slopes, in shallow soil over rock and around trees and odd lot shapes where a trench field cannot fit. It needs filtration, a pump, a controller and periodic flushing, so treat it as a system with an annual service contract rather than a buried and forgotten one.
Aerobic treatment units
An ATU blows air through the wastewater so aerobic bacteria do the treatment, producing effluent clean enough that many states allow a reduced field or, in parts of Texas and the Southwest, surface spray irrigation. That is the closest thing to a genuine no-leach-field system in wide use. The trade is a blower running continuously, a required maintenance contract in most states, and $400 to $900 a year forever.
What is not an option
Discharging to a ditch, a stream, a storm drain or a dry well is illegal essentially everywhere, and a cesspool, a bottomless pit that dumps untreated sewage into the ground, is banned by the EPA for large-capacity use and by most states for houses too. Composting and incinerating toilets are legal in many places and genuinely reduce load, but they handle the toilet only. Sinks, showers and laundry still produce greywater that needs a permitted disposal route.
Before you price any of this, test the soil
Every number above depends on what a soil evaluation finds, and plenty of sites that look hopeless turn out to have a usable area 60 feet away. A perc test and a soil profile pit cost $300 to $2,000 together and are the cheapest money you will spend on the project. Doing it first also tells you whether a lot you are considering buying is worth $25,000 more than the listing suggests.
