It is not a permit and it is not your state's last word. It is the common US baseline, the one the EPA onsite manual and most state codes start from, with every number showing the table it came from. How the calculator sizes a tank
Three rules run, and the largest number wins. That is how codes actually work, and it is why a busy three bedroom house can need a bigger tank than the bedroom chart alone.
- The bedroom table. One to three bedrooms share a 1,000 gallon floor. Four bedrooms step to 1,250, five to 1,500, six to 1,750, then 250 gallons per extra bedroom. The result snaps up to a size plants actually pour: 500, 750, 1,000, 1,250, 1,500, 1,750, 2,000, 2,500 or 3,000 gallons.
- 48-hour retention. The tank must hold at least two days of design flow. Flow is 120 gallons per bedroom per day on the EPA midpoint, or 60 gallons per occupant if that is larger. A crowded house is what makes retention beat the bedroom table.
- The hard floor. Almost no US jurisdiction permits a new tank under 1,000 gallons. A 500 or 750 gallon tank is a pump chamber or an inherited problem, not a new house.
Pick a state and the tool will use that state's published minimum when we have read the code. Texas is filled in. Septic tank size for a 3 bedroom house
A three bedroom house lands on a 1,000 gallon septic tank in the default case: three bedrooms times 120 gallons is 360 gallons a day, two days of that is 720, and the bedroom table is already 1,000. The 1,000 gallon tank is also the usual code minimum, so the three bedroom answer and the floor are the same number. That is why it is the tank you see on most rural lots.

Change the occupants to six and retention still fits in 1,000 gallons. Add a fourth bedroom and the table steps to 1,250. Slow the soil to silty clay and the tank does not move; the field triples. The tank is a bedroom-and-retention problem. The field is a soil problem. The calculator keeps those two jobs separate on purpose.
Drain field size is the other half
Field area is design flow divided by the soil application rate, then adjusted for the system type. Loam at 16 to 30 minutes per inch takes 0.6 gallons per day per square foot, so 360 gallons needs 600 square feet of trench bottom. Sandy loam needs less trench. Clay loam needs more. Soil faster than 1 minute per inch, or slower than 120, is outside a conventional field. The tool says so instead of dividing by zero.
Chamber systems get a smaller field in most codes, commonly about 25 percent, because the open arch presents more infiltrative surface than pipe and gravel. Aerobic units get a larger credit and a service contract. Mounds get a larger area and a much larger bill. The soil band you pick above is a stand-in. A real perc test, run by someone the county will accept, is what the permit uses. What these numbers are not
- Not a permit. The county sizes against its own table, its own setbacks and a soil evaluation of the actual yard. Use this to walk into that conversation with a number, not to skip it.

Cost, once you know the size
A new conventional system, tank and leach field together, typically runs $6,000 to $15,000. The tank itself is the smaller line, about $1,200 to $3,600 supplied and set. The field, the excavation and the soil test are where two quotes for the same house come out $8,000 apart. Replacement of a failed drainfield is $5,000 to $20,000, and most of those failures started as a tank that was not pumped. Pumping one 1,000 gallon tank costs about $250 to $900, typically $450.
If the soil will not take a conventional field, the next designs are a chamber field, a pressure-dosed bed, an aerobic treatment unit or a mound. How to use the result
- Match the bedroom count to the house, not to today's occupants. Codes size on bedrooms because the next family may be larger. Fill occupants only when more people live there than the bedrooms imply.
- If you have a perc test, type the number. If you do not, the loam band is the common case, not a promise.
- Read the basis line under each figure. "Bedroom table" and "retention" are different reasons to buy the same 1,000 gallon tank, and an installer will want to know which one you used.
- Take the drawing and the gallons to the county or the bidder. Ask them where their table differs. That conversation is the point of the tool.
